What to do right now
- Move furniture, stock and electronics out of the drip zone and put down containers, a slow drip becomes a ceiling collapse once drywall saturates.
- If water is running near lights, outlets or a panel, kill power to that circuit at the breaker before you touch anything.
- Relieve a bulging ceiling with a single small hole over a bucket. A controlled drain is far less damage than a sudden failure.
- Photograph everything, the stain, the standing water, the ceiling, the contents, with timestamps, before anyone cleans up. Insurers ask for this.
- Do not walk a wet membrane in Orange unless you have to. Wet TPO and PVC are slick, and a saturated deck can be soft underfoot.
- Call for a tarp-and-patch visit now, and schedule the real diagnosis for the first dry day.
Why flat roof leaks are hard to find
On a pitched roof, water follows gravity and the source is usually close to the stain. A low-slope roof is a sealed tray: once water gets past the membrane it spreads across the deck or through the insulation until it reaches a joint. The wet spot on your ceiling in Orange can easily be fifteen or twenty feet from the actual breach.
That is why an honest low-slope roofer starts at the penetrations rather than the field of the roof. The overwhelming majority of leaks come from the same short list:
- Pipe boots and vent flashings that have gone hard and cracked.
- HVAC curbs where the counterflashing has lifted.
- Parapet wall terminations.
- Scupper and drain bowls where the clamping ring has loosened.
- Old seams that were never welded properly.
The membrane matters
The repair depends entirely on what is up there. TPO and PVC are thermoplastics: seams are hot-air welded, so a competent crew can weld a patch that is as strong as the original sheet, but only with matching material and a working welder. EPDM is a thermoset rubber; you cannot weld it, so repairs are made with primer and seam tape or splice adhesive, and the surface has to be genuinely clean and dry first. Built-up and modified bitumen roofs are repaired with compatible mastic, fabric and torch- or cold-applied plies. Using the wrong product, roofing cement smeared onto a TPO sheet, for example, makes the eventual proper repair harder and can void what is left of a manufacturer warranty.
Emergency work versus the real fix
An emergency visit buys you time. A tarp, a peel-and-stick patch or a temporary weld keeps water out until the roof is dry enough to diagnose and repair correctly. Expect a follow-up visit; anyone promising a permanent repair on a soaked roof in the middle of a storm is guessing.
