Why it matters
A flat roof is not a shingle roof with less pitch
On a pitched roof, gravity does the waterproofing. Overlapping shingles shed water downhill and
small imperfections rarely matter. A low-slope roof has no such help: it is a sealed tray, and the
membrane, the seams, the flashings, the drains and the slope all have to work together. When one of
them fails, water spreads sideways under the sheet and emerges somewhere else entirely.
That is why the trades diverge so sharply. Welding a TPO patch needs a hot-air welder and matching
material. Splicing EPDM needs primer, tape and a genuinely clean surface. Correcting ponding needs
tapered insulation cut to slope, or a new drain, not more coating. Detailing an HVAC curb or a
parapet termination is where most commercial roofs actually leak. These are learned skills, and a
contractor who mostly installs concrete tile in Orange County & the South Bay may never have
done any of them.
